This service is independent from the Summergate strata. Homeowners book directly with Crux, and the assessment agreement, reports, quotations, and any work are directly between Crux and the homeowner.

If replacement is recommended

If your assessment finds that panel replacement is appropriate and you choose Crux to complete the work, your Summergate assessment fee can be credited in full toward the replacement.

Replacement quote must be accepted within 60 days of receiving your assessment report.

If work is recommended, you decide how to proceed. There is no obligation to hire Crux for corrective work or replacement.

Focused assessment

We inspect the electrical panel in your home and document what we find.

First, we look at what panel you have, its condition, whether the breakers and equipment are compatible, any signs of overheating, deterioration, or corrosion, obvious panel-related deficiencies, available configuration and capacity considerations, and the future electrical plans you tell us about.

Detailed assessment scope

Where appropriate, the panel cover is removed so accessible panel equipment, conductors, and connections can be visually assessed. The assessment is limited to the electrical panel and is not a complete whole-home electrical or code-compliance inspection.

Planning future electrical upgrades?

During the assessment, we’ll ask whether you are considering an EV charger, heat pump, solar, battery storage, electric hot water, or another major electrical upgrade. We’ll take your future electrical plans into account when making recommendations.

This can help avoid recommending corrective work or equipment that may not suit your longer-term needs.

The standard assessment does not include a formal service load calculation, system design, engineering, or a guaranteed service-capacity determination.

Your report will place the panel in one of four categories.

Every assessment ends with a clear next step: no corrective work identified, corrective work recommended, panel replacement recommended, or further investigation required.

No corrective action identified

No material panel-related corrective work identified within the defined inspection scope.

B

Corrective work recommended

Deficiencies identified that can reasonably be addressed without panel replacement.

C

Panel replacement recommended

Condition, compatibility, deterioration, configuration, or other findings support replacement.

D

Further investigation required

The condition cannot be adequately resolved within the standard inspection scope.

Summergate has approximately 235 homes. All assessment prices are per home.

$225 + GST is the maximum assessment price. Coordinating assessments within the same community helps reduce scheduling and travel inefficiencies, allowing those savings to be reflected in the assessment price.

Appointments take place in October and November. Later cancellations will not increase the established community rate.

Assessment credit toward panel replacement

If your assessment results in a panel-replacement recommendation and you choose Crux to complete the work, your Summergate assessment fee can be credited in full toward the replacement.

To qualify, the replacement quote must be accepted within 60 days of receiving your assessment report.

This credit applies only to a qualifying panel replacement for the same Summergate property, is not redeemable for cash, and does not apply to Category B corrective work.

Most panel replacements are expected to fall roughly between $2,250 and $3,250+ before GST and site-specific additions. This is a planning range only; each home receives an individual quotation.

Site-specific conditions can change the price. Examples include service equipment or conductor issues, damaged wiring, grounding or bonding deficiencies, meter or service changes, unusual equipment requirements, access or wall-finish conditions, and concealed deficiencies.

Panel replacements and other electrical work requiring a permit will be completed under the appropriate Technical Safety BC electrical permit.

Financing may be available to qualifying homeowners for corrective work or panel replacement, subject to approval and financing terms.

Corrective work and panel replacements include a one-year workmanship warranty; manufacturer warranties apply to supplied equipment.

What happens during the assessment?

Crux identifies accessible panel equipment, removes the cover where appropriate, records observations and photographs, and provides a focused A–D category with the recommended next step.

How long does it take?

The standard visit is normally 30–45 minutes.

Does an older or particular-brand panel automatically need replacement?

No. Condition, compatibility, deterioration, configuration, and the specific installation matter. A manufacturer name alone does not settle the outcome.

What happens if my panel is Category B or C?

Category B identifies corrective work that can reasonably be addressed without replacing the panel. Category C means the findings support a panel replacement. Crux can provide a separate quote if requested; you decide how to proceed.

Is my assessment fee credited toward a panel replacement?

Yes. If your Summergate assessment results in a panel-replacement recommendation and you choose Crux to complete the replacement, the assessment fee you paid can be credited in full toward the replacement. The replacement quote must be accepted within 60 days of receiving your assessment report. The credit applies to the same Summergate property and is not redeemable for cash.

Will this affect my insurance?

The Insurer Summary Sheet summarizes information commonly requested by brokers or insurers. It does not guarantee insurance acceptance or determine coverage.

Can I use another contractor for corrective work?

Yes. Your assessment is arranged directly with Crux. You may choose how to proceed with any recommended work.

How does community pricing work?

The maximum assessment price is $225 + GST. The final rate is based on qualifying bookings received by 11:59 PM Pacific Time on September 30, 2026: $225 + GST for 1–117 homes, $185 + GST for 118–176, and $150 + GST for 177+. Once established, that rate remains available to Summergate homeowners who book afterward.

What counts as a qualifying booking?

It is one Summergate Panel Assessment booking for one valid Summergate civic address. Duplicate bookings count once; a pre-cutoff cancellation is removed from the count, and rescheduling does not add another booking. After the cutoff, cancellations do not change the established rate, and rescheduled appointments keep it. A missed appointment does not change the rate; another available appointment may be requested within the October–November appointment period, though repeated missed appointments may be declined at Crux’s discretion.

When will I know the final assessment price?

After the September 30 cutoff. Later cancellations do not increase the community rate, and the established rate remains available to Summergate homeowners who book afterward.

Can I finance a replacement?

Financing may be available to qualifying homeowners for corrective work or panel replacement, subject to approval and financing terms.

What happens to my data?

Crux uses it to schedule, assess, document, quote, and follow up on your direct Summergate service. Individual reports and results are not shared with the strata, strata council, insurers, or other third parties without your authorization, except as required or permitted by law.

Is this the strata’s Electrical Planning Report?

No. This is an individual residential electrical panel assessment for your home. A statutory Electrical Planning Report is a separate strata-level requirement.
