Start with what is there
A panel does not necessarily need replacement simply because it is old, and installing a larger service is not automatically the right solution. We identify the equipment, review its accessible condition, and understand what the home needs the electrical system to support.

Good time to ask
A home electrical panel inspection can answer a focused question before a repair, renovation, property decision, or new electrical load becomes a larger commitment.
Urgent concern: persistent burning odours, visible arcing, smoke, or significant overheating should be treated as an urgent electrical concern rather than booked as a routine assessment. Repeated breaker tripping can have several causes—including an overload, fault, equipment problem, or another condition—and should not be assumed to mean the panel itself is defective.

If an insurer, strata, lender, property manager, buyer, or seller requested the inspection, send us their requirements before the appointment. We can then confirm whether the requested documentation falls within our scope.
Important distinction: a licensed contractor's assessment is not the same as an inspection performed by the Authority Having Jurisdiction, and no contractor report can be promised to satisfy every insurer, lender, transaction, strata, or authority.
Age in context
Age alone is not the deciding factor. The useful question is whether the specific equipment, installation, and condition remain suitable for the home and the work being planned.
Older and obsolete panels can raise practical issues even when the name on the enclosure does not settle the decision. Properly approved replacement breakers may be difficult to obtain, modifications may have accumulated over decades, and the enclosure or internal components may show deterioration.
Assessment can consider physical condition, evidence of overheating, corrosion, damaged bus or enclosure components, inappropriate breaker substitutions, available circuit space, and the home's future electrical requirements.
No arbitrary age limit
An older panel is not automatically condemned because it does not meet every requirement that applies to new work. Existing conditions and the scope of proposed work must be evaluated, and deficiencies affecting that work may need to be addressed.
Manufacturer questions
Federal Pioneer, Federal Pacific, and Stab-Lok equipment is common in older Canadian homes and frequently comes up during insurance reviews, property transactions, maintenance, and renovation planning.
Technical Safety BC does not require these panels to be replaced solely because of the manufacturer. The appropriate next step is an assessment of the specific equipment, installation, and condition rather than assuming replacement based on the name on the panel alone.

Capacity principle
EV charging, a heat pump, or another major load does not automatically require a 200 A service. The review can consider existing loads, calculated demand, panel space, future plans, load management, energy-management options, and whether a panel-only replacement is enough.
Replacement path
The exact sequence depends on the panel, electrical service, utility requirements, site access, and corrective work, but the decision path should stay readable.
Identify the service and panel equipment, visible deficiencies, circuit requirements, and site constraints.
State what the replacement includes and separate known site-specific work, assumptions, and exclusions.

Individual homes and communities
Older manufactured-home communities can contain a wide range of equipment, modifications, and installation histories. Each home deserves its own documented assessment, even when the work is coordinated across a community.
A general panel inspection is not the same as a formal Silver Label inspection or certification, and not every manufactured home requires a Silver Label. If a regulator, insurer, lender, park operator, or transaction has requested specific documentation, provide those requirements before the scope is set.

Each home is still quoted according to its panel, electrical service, circuit requirements, and existing conditions. Program pricing can be applied to the standardized portion of the work while unusual conditions or additional corrective work are priced separately.
